Save yourself the trouble:
1. Buy 25-30% cheaper than everyone else (realistic >2016? Maybe).
2. Stick to an area near you that you know well.
3. Get a different, “creative� surveyor to re-price your property at +30% 6 months after your purchase so you can remortgage and get your original deposit back. Sounds dodgy to the honest working type’s ear but is the most useful ‘trick of the trade� in this book.
The rest is pretty much uninteresting unless you don’t have access to ordinary capital - most of the book is about getting creative with raising capital - and of course their own community is the best place to head for that.
If you were clever/lucky enough to have bought some buy-to-lets at the start of the crazy 0% interest credit cycle and before additional stamp duties I imagine you are just as much a property “guru� - trick of the trade #3 mentioned above is an interesting little ‘insight� though.

This book repeats so much of the previous Rob Moore book and thats the reason I’ve marked it down. There is however useful info in there about buying properties that need refurbs and about financing deals. The book also motivates you and gives you confidence that anyone can do this so long as they follow the formula.
