I nominate SALEM'S LOT by Stephen King.

I nominate "The Stand" by Stephen King. While all of his books qualify in this catagory, "The Stand" is the only one that's truly possible. As I nurse that's worked with the Surgeon General's Office, I know that a pandemic like "Capt. Tripps" is a PROBABILITY, not just a possibility. That's what makes "The Stand" so scary. Even now, years after publication, I still flinch when I am near someone and they sneeze!
